A global cloud provider, in partnership with a confidential government agency, selected Constructiv to lead the construction and deployment of a fully modular, offsite-built data center. With stringent timelines and security requirements—including DOD SCIF standards—the project demanded a team of mission-critical construction experts who could manage both factory-built components and complex onsite installation.
Scope & Approach
The data center was constructed entirely offsite, consisting of nearly 70 custom-designed modules fabricated in a clean, controlled factory environment. Over six months, these modules were prepared for shipment while the client simultaneously developed the onsite infrastructure—site/civil work, a medium-voltage substation, a standby electrical system, and the module foundation.
Constructiv was responsible for managing and executing all aspects of module delivery and installation, ultimately creating 30,000 SF of white space supported by 10.5 MW of critical power and cooling. High-efficiency direct evaporative cooling (DEC) units were installed in all white space modules, achieving a site-wide PUE of less than 1.1.
Constructiv’s Responsibilities
Constructiv served as general contractor for all modular deployment activities, including:
Factory quality assurance oversight
Planning and coordination of implementation (craning, rigging, bolting, final placement)
Execution of all craning, rigging, and architectural scope (flooring, siding, roofing, railings)
Construction management and field coordination across all trades
Installation of electrical, mechanical, and controls systems, including final connections
Installation of DEC units for white space and cooling units for infrastructure modules
Startup, Level 3 commissioning, and support for Level 4 and 5 commissioning
Results
Thanks to the offsite construction model and Constructiv’s coordination expertise, the project was completed with exceptional speed and quality. By running offsite fabrication and onsite infrastructure work in parallel, the team delivered a fully functional, high-tier data center just 13 weeks after module shipment. The total project duration—from groundbreaking to commissioning—was less than nine months.
