This client has acquired several telecom assets across the U.S. Today it operates and acquires strategic network interconnection data centers and develops meet-me-rooms within those properties. The owner offers the highest quality environments with increased network resiliency and access to mission-critical applications. Their Houston Data Center consists of over 850,000 SF with more than 40 network operators.
The expansion project included the buildout and repurposing of an entire floorplate for data center, office, and flex space, and the reconfiguration and expansion of an existing electrical room. The data center build out was approximately ~13,000 sf of white space, over two Data Halls and included four mechanical galleries. The critical electrical system is comprised of three line-ups. The office space renovation included the high-end interior build-out of tenant suites, elevator lobby, and restrooms. Additional flex space was provisioned for future tenant suites or future data center space.
As the General Contractor, Constructiv managed the construction process and phasing, developed, and maintained the overall project schedule and budget, provided extensive support and coordination for all Owner Furnished, Contractor Installed equipment (OFCI), completed Level 2 and 3 commissioning checklists, provided Level 4 and 5 commissioning support, and developed a Method of Procedure (MOP) process for every step of all critical construction activities. This MOP tool was used to mitigate the risk of incident (power outage or cooling reduction) that can result from common mistakes in the means and methods of the construction process. Additionally, we worked closely with the Architect and Engineers to value engineer the existing design and provide alternatives to reduce the overall project budget.
Our team managed the delivery, rigging and installation of 42 Munters custom air handlers which had to be rigged through a 9th floor window of the building. successfully. We coordinated the City approval and permit process, review of the crane pick plan and operation, window removal and enforced strict safety requirements during this operation.
