Project Manager Construction
GENERAL JOB DESCRIPTION
The Project Manager (PM) bears responsibility for the overall delivery and day to day management of the design, procurement and construction of a project including cost, schedule and quality control. Works directly with the client as the client’s representative to the project, all project sub-consultants and sub-contractors. Directs the site management team, design team, contract administration, construction accounting, and others as required to assure successful completion of the project and to ensure that customer expectations are met. Coordinates all team manpower requirements with resource management.
Travel: This is not a remote role and requires regular travel, 80% or more
Essential Duties and Responsibilities
Demonstrated ability to perform project management tasks.
Understand construction techniques to a relatively high degree in principle and practice including HVAC, electrical distribution systems, low voltage systems, energy management control systems, fire/life safety systems, plumbing, framing, building envelope systems, concrete, and environmental issues (asbestos, lead-based paint, and mold)
Understand fundamentals of cost estimating including quantity survey (take-offs), square footage estimated costs, RS Means assembly of values and rates, $/ton, etc.
Working knowledge of and thorough understanding of construction equipment and techniques, drawings and specifications, building materials, codes and standards and contract management, and prime contract requirements including plans and specifications developed for the contract
Microsoft Project Scheduling Analytical problem-solver with responsive follow-through to final resolution
Strong interpersonal and communication (verbal & written) skills
Experience with the MSN Office Suite including: Word, Outlook, Excel, Access, Project Scheduling (resource lading & baseline scheduling) and PowerPoint as well as Adobe Acrobat/Reader with Timberline experience desirable
Minimal Qualifications:
Bachelor's Degree
Fundamental knowledge and technical requirements from relevant functional area
Knowledge and experience in planning, prioritization and organizational skills
Skills:
5 Years Project Management Experience
5Years Data Center Construction Experience
5 Years Telecommunication\Mission Critical Facilities Experience
Ability to manage a team and personal dynamics to drive projects forward
Ability to coordinate with multiple groups, crews, foreman and managers for project resources
Ability to lead project meetings to facilitate project progression
Proficient with Windows-based platform, computer skills
Proficient with Procore Project Management Software is preferred.
Strong familiarity with construction and electrical codes, plan reading capabilities
Strong budget and change management capabilities
Accountable for adherence on projects of all Project Management policies, process, procedures, tools and client compliance guidelines
Experience applying analytical and problem-solving skills to routine and moderately complex problems
Good organizational skills, and ability to work in team environment
Desire to raise standards of excellence in construction
Compensation: Constructiv is committed to fair and equitable compensation practices. The annual salary for this role is $95,400.00- $160,000.00. This compensation will ultimately be in line with the location in which the position is filled. Final compensation for this role will be determined by various factors such as a candidate’s relevant work experience, skills, certifications, and geographic location. This role is eligible for variable compensation including short term and long-term incentives.

Physical demands: Visual acuity adequate to perform job duties, including reading information from printed sources and computer screens. Requires frequent bending, reaching, standing, walking, squatting and sitting, pushing and pulling exerted regularly throughout the work shift. Require manual dexterity to operate equipment and perform manual responsibilities. Requires periodic travel to the jobsites. Must be able to lift up to 25 pounds without assistance. Periodically travels to project sites for meetings, inspections and client interface.
